The landing

We regret that we cannot accommodate pets.
Strictly no smoking throughout property.

What's Included:

Open fires:

For your own safety, the fireguards must be used and care should be exercised at all times when fires are lit.

Booking Deposit:

Final Payment:

The balance of the payment is due no later than 6 weeks prior to arrival. Bookings made within 6 weeks of arrival will require to be settled in full upon booking. Payments not received by the due date will forfeit the deposit and the booking will be canceled.

Damage Deposit and Care of the Property:

The house is cleaned and inspected before each arrival. We request that you leave it as you find it. A cash deposit of £150 is required with each final payment to cover damage, repairs and extra cleaning. This will normally be returned to visitors within 10 days of departure. Please note that failure to observe the no smoking policy will impact the return of the damage deposit.

It would be appreciated if you could report any breakage or damage during your stay so they can be rectified before the next guests arrive. Accidental damage and that resulting from normal use will not be charged for. We do reserve the right to charge for damage that would not be considered to result from normal wear and tear.

Changes and Cancellation:

Changes to booking dates, provided an alternative is available, can be made up to 6 weeks prior to arrival at no additional cost. Changes within 6 weeks of arrival are not permitted.

Cancellations made after a booking has been accepted will incur the loss of the deposit. Cancellations made after final payments have been paid will be rebated, as follows:

29-56 days = 50%
15-28 days = 25%
1-14 days = 10%
Arrival or later = 0%

Insurance:

It recommended that guests take out appropriate holiday cancellation insurance at the time of booking.

Liability

We shall have no liability for death, personal injury, damage or loss of personal property including motor vehicles whilst staying in the property.

Right of entry

The property owner reserves the right to enter the property at an agreed time with the hirer to carry out any repairs or maintenance. The owner reserves the right to ask guests to vacate the property if their behaviour is deemed to be unreasonable or damage is caused to the property.
